Monmouthshire County Council (MCC) is in the process of preparing a Replacement Local Development Plan (RLDP) for the County that will cover the period 2018-2033.
The Chepstow Place Plan will be supplementary to this plan – and will be referred to as SPG - Supplementary Planning Guidance. All the work that we are undertaking, and all the comments received during the Place Plan community engagement phase will be fed back into the RLDP. We are in close liaison with the Planning Policy team at MCC who are aware of the Place Plan work being undertaken in Chepstow.

RLDP Preferred Strategy stage MCC are revisiting the Preferred Strategy stage due to the delays incurred due to Covid-19 and the publication of updated key evidence (namely the Welsh Government 2018-based population and household projections). The Preferred Strategy provides the strategic direction for the development and use of land in Monmouthshire over the Plan period 2018 to 2033 and identifies how much growth is needed and where this growth will broadly be located.
MCC are currently consulting on the RLDP Preferred Strategy together with supporting information. The consultation period runs between Monday 5th July to Tuesday 31st August 2021.
A number of community and stakeholder “drop-in sessions” are also being held in different places around Monmouthshire during the consultation period where you can book an appointment in advance to learn more about this stage of plan making and speak to a planning officer - advance booking is required. Officers will be in Chepstow at the Drill Hall on 14th July between 1pm – 7pm. There are also virtual engagement sessions run online.

Second Call for Candidate Sites
Alongside the Preferred Strategy consultation - a Second Call for Candidate Sites is taking place which invites the submission of new sites for potential inclusion in the RLDP that accord with the Preferred Strategy and seeks the submission of supporting information for existing Candidate Sites submitted during the first call that accord with the Preferred Strategy.
